Nestled on 20 acres just 5 miles west of downtown Pagosa Springs, our spacious, pet-friendly park offers open RV sites, a peaceful creek, and plenty of room to relax and enjoy the mountain scenery. Whether you're here to soak in the hot springs, explore nearby trails, or simply unwind under the Colorado sky, you'll feel right at home.
Open year-round, we take pride in offering friendly hospitality and a quiet place to enjoy the outdoors. For your convenience, we also have on-site laundry facilities.

All monthly reservations require a $100 non refundable deposit
General Information 2026 Season
- ➤July 4th requires 3 night minimum, no changes or refunds given.
- All RV's must be commercially manufactured. No construction/destruction of camping units or vehicles on the Park property.
- ✓ All Campsites offer: ➤20/30/50 amp service
- Free Fast WiFi (not responsible for outages)
- ➤Picnic table & flowers ➤Daily trash pickup ➤Access to all amenities
- ✓ Check-in: 1:00 PM -7:00 PM Only
- ➤No Check-in arrivals after 7 PM. No Exceptions. Please plan accordingly as no refunds are given.
- ✓ Check-out By 11:00 AM. Late check-out is Not Available.
- ➤No refunds issued for guests who depart prior to the originally scheduled departure date. ✓ Hammocks & Tents of any type are not allowed ✓ No sub leasing of reservation. ✓ Exceeding the maximum occupancy or having more people than your reservation indicates, is cause for removal from the Park without reimbursement. ✓ Cancellation Policy:
- ➤All cancellations incur a $25 admin fee.
- ➤Up to 15 days prior to the day of arrival 100% refund is given minus a $25 admin fee.
- ➤14 to 8 days prior to the day of arrival 50% refund is given minus a $25 admin fee.
- ➤7 to 4 days prior to the day of arrival 25% refund is given minus a $25 admin fee.
- ➤3 days prior to the day of arrival no refund is given. ✓ All camping units 10 yrs & older must be approved.
- ✓ Camping units & vehicles must not be in a state of disrepair. ✓ Bicycles are permitted at your own risk. Only with helmets & adult supervision. This is strictly enforced. ✓ Skateboards, scooters, motorized/electric vehicles & golf carts are not permitted on the Park property. ✓ ATV's must remain trailered while on the Park property. ✓ No refueling of vehicles on the Park property.
- ✓ Pet Policy: ➤ No Aggressive Pets. No Exceptions. You know your pet better than we do, so if you have any doubt, leave your pet at home. ➤ Dogs must be leashed if outside your camping unit. At no time should your dog be tied to a tree or picnic table. Play pens no taller than 20" are acceptable with adult present.
- Failure to pick up after your pet will cost you a $25 fine. ✓ Persons failing to comply with the policies, requests, or instructions from Park Staff will be asked to leave immediately without further notice and without refund.
